NSW has one grant and one stamp duty discount remaining for 1st home buyers.

During the Global Financial Crisis the NSW state government and the Australian federal government went a bit crazy and created many grants to try and boost home purchases. During 2009 there were 4 grants and stamp duty discounts running that would give you a lot of money for purchasing a new home. As for the 2 that exist currently:

First Home Owner’s Grant

You can get the ‘First Home Owner’s Grant’ of $7,000 only if:

  • You plan on living in the property for at least 6 months
  • The purchase price is less than $835,000

First Home Plus

This is a stamp duty discount for NSW only that uses the following rates and thresholds.

“You do not have to pay duty on the purchase of a home up to $500 000. Between $500 000 and $600 000, multiply the purchase price by 0.2249 and subtract $112 450.” [1]

Can I get government grants with an investment property?

For an investment property regardless of whether it is your first home or not you cannot get a grant. From the NSW Office of State Revenue:

“At least one applicant will occupy the home as their principal place of residence for a continuous period of at least six months, commencing within 12 months of settlement or construction of the home.” [2]
